A custom home starts with a piece of ground, and the ground decides more about the house than most people expect — what it costs, where it sits, and sometimes whether it can be built at all.
We work at both ends of that. If you haven't bought yet, we will walk a lot with you before you commit. If you already own it, we can do the site work ourselves rather than handing you a second contractor to manage.
How it fits with the build
- Walk the lot. Before purchase if we can — access, grade, perc, and utilities are cheaper to discover now than after closing.
- Site plan. Where the house sits, where the drive comes in, where the septic field and the well go. These decisions constrain each other, so they get made together.
- Site work. Clearing, the drive, grading, and the foundation — this runs before the building package arrives.
- The build. Framing through finish work, on the schedule set at contract. See our process.
Start with the ground
Whether you already own the lot or you are still looking at listings, the first step is the same one: somebody who builds here walks it with you and tells you what building on it would actually involve. Send an address, a parcel number, or just the road it is on.
